A new garage door can reduce utility bills

It used to be a simple decision to replace your old wooden garage door after it became warped and faded. With today's technology advances and the overall energy efficiency of the house, when you buy a new garage door today, you have a lot to choose from.

More than 35 percent of the frontal area of a typical home is the garage door. With wood, steel, steel insulated or aluminum insulated doors there is much to choose from, and an insulated door can be a good investment.

"In the Los Altos area, when people look to buy a new garage door, they usually settle for double sided steel," said Joe Velasques, operations manager of Los Altos Overhead Door. Any garage door can be purchased with optional windows to let in natural light or for esthetic reasons."

Velasques mentioned a garage-door opener has an impact on the overall noise level. High-quality rollers, hardware, counterbalance springs, and adjustable tracks reduce the noise to the point where you can come home late at night and not wake up the spouse.

Even if you don't heat the attached garage, the quality of the door and the way it is hung will effect the utility bill. For efficiency, the joint seal between the sections when the door is closed should be as airtight as possible

Real glass windows are available frosted and leaded (for privacy) and in efficient double-pane styles.

The newest styles have window shapes across the door to create a design pattern.

A visit to garage door showrooms can determine if you prefer wood or steel construction. Econo Garage Door Inc. showroom in Redwood City offers different designs and suggestions on what to look for in a garage door.

Wood: Ensure the door you're buying is constructed of solid wood, not fingerjoints or laminates. Wood doors can be painted any color

Steel: Make sure of the gauge of steel used, and whether the paint is baked on or sprayed on. Also check on the manufacturers warranty. Steel doors come pre-finished with baked enamel finishes in white, brown, almond or sand tone.

Aluminum insulated: These doors come in a full selection of baked finishes. They are the industry leader in color availability.

Polyurethane foam insulation, injected inside the steel door skins has the highest insulation value.

When buying your garage door make sure you visit a showroom. Although the yellow pages will have you believe there are numerous garage door operations in Los Altos, it's only a telephone number.

The Los Altos Overhead Door Co. is located in Santa Clara and has its showroom there. Other companies with local phone numbers have showrooms in Redwood City, Sunnyvale and San Carlos.

Be sure the company you deal with is reputable. You can check this by having the company supply you with references or offer addresses where work has been completed.

A showroom with fully functioning displays should be available. This will give a clear picture of the product selection.

In any contract you sign consider the removal and disposal of the old door, provide weather stripping for the sides and top, and installation or re-installation of the automatic garage door opener.
