Sellers increasingly rely on agents

More homeowners are employing real estate agents to sell their homes instead of selling their properties themselves, according to a HomeGain survey of 400 homeowners conducted last summer.

When asked whether they used a real estate agent to sell their home or attempted to sell it themselves, 79 percent of respondents said they used an agent. The survey reported that approximately 66 percent of home-owners who used the services of an agent sold their home, while 30 percent of those who attempted to sell their own properties succeeded. Additionally, 22 percent of those who attempted to list properties on their own eventually sought the help of an agent. “The selling process can be overwhelming,” said Suzanne Yost, president of the Silicon Valley Association of Realtors. “Homeowners are often surprised at the amount of paperwork and preparation involved in selling a home.” Yost said a realtor can offer up-to-date information on the marketplace, price the property appropriately, market the property and guide homeowners through the closing process. According to the National Association of Realtors, from 1991 to 2011 the typical For Sale By Owner home sold for $150,000, compared with $215,000 among agent-assisted home sales. The Silicon Valley Association of Realtors listed the following additional benefits to engaging an agent. An agent: • Prices the home competitively. • Markets the home to potential buyers. • Finds a buyer for the home. • Provides advice on how to fix up the home and sell it for more money. • Negotiates with buyers. • Helps with paperwork, inspections and closing procedures.
