Throughout the house:
Central air conditioner, 8 to 10 years;
Water heater, 10 to 15 years;
Doors leading to the outside, 12 to 15 years;
Garage door opener, 10 years;
Asphalt driveway, 5 to 8 years.
In the kitchen:
Garbage disposal, 10 years;
Electric range, 18 to 20 years;
Dishwasher, 10 years;
Oven/stove, 18 to 20 years;
Trash compactor, 10 years;
Microwave oven, 10 years;
Washer and dryer, 12 years.
In the bathroom:
Ceramic tile walls, up to 100 years;
Bathtub, up to 50 years;
Sink, 45 to 50 years;
Toilet flush/tank, 5 to 6 years.
Flooring:
When you search the different home improvement departments, they all seem to agree on the durability of appliances and house features.
However, whether it’s liability or controversy, there is never a tag on an appliance that states, “This appliance is good for 25 years.”
The retailer or salesman on the floor won’t commit either. What guarantee is there if the washing machine rolls over and dies long before its expected life span?
Here are some longevity figures taken from the National Association of Home Builders life expectancy survey, Fannie Mae and Realty Times News and Advice:
Vinyl, 20 to 25 years depending on wear;
Oak/pine, up to 100 years if maintained;
Ceramic tile, up to 100 years.
Depending on weather conditions and the amount of use in a household, appliances can last a long time.
Shop around and ask, “How long will this appliance last?” The answer may be surprising.
